Affordable opportunity alongside historic, small town livability

Martinsburg is the county seat of Berkeley County, the Gateway to the Shenandoah Valley, and the largest city in West Virginia’s fast-growing Eastern Panhandle region. Founded in 1778 and now boasting approximately 18,000 residents, Martinsburg is a small town that provides access to big opportunities.

Our history shows us to be a predominantly working-class town at the center of transportation, commerce, and manufacturing. We retain these attributes today, and have expanded our capacities and infrastructure to provide an ideal location for startups, small businesses, and established firms seeking affordable proximity to major east coast markets. Our history is all around us in our architecture, our streetscapes, and our multitude of notable sites and structures that provide a connection to the past as well as an opportunity to reinvent and revitalize our community for future generations.

We have excellent infrastructure and infill growth capacity, plus in-town interstate and rail access and an airport within a ten-minute drive. Our rail lines continue to serve us well, providing commuter service to/from Union Station in Washington, DC; freight access within town; and connections to Chicago, Pittsburgh, Cleveland, and DC along Amtrak’s Capitol Limited route.

To spur community revitalization through redevelopment of our historic industrial sites, the City of Martinsburg has taken the lead in undertaking environmental site assessments for several key properties within city limits. We are happy to share these assessments and related site planning studies with interested parties, as we seek partners in the effort to bring new life into these historic sites and to our city in the heart of West Virginia’s Eastern Panhandle.

As a city with an industrial past, Martinsburg’s economic progress once seemed stalled and even declining. But today signs of resurgence and revitalization surround us. Growth in the region, investment in educational and medical industries, reemergence of Fortune 100 manufacturing within the Eastern Panhandle, and successful rehabilitation of historic properties have created jobs with strong, middle-class earnings.

Martinsburg is focused on reinvigorating our community with amenities that appeal to residents of all ages and demographics, with a focus on attracting those seeking to prosper alongside us.

We are building a stable and sustainable downtown business district within our historic downtown core. From the modern wine bar to the old-style soda fountain, the revitalized grand hotels to shared co-working spaces, the newest poke restaurant or art space to the traditional cigar bar or “throwback” barber shop: our historic downtown real estate can be repurposed to meet any business need or residential demand. This work is led and supported by the efforts of Main Street Martinsburg and its members.

Outside our historic downtown, Martinsburg boasts a plethora of opportunities for commercial, industrial, or other forms of business or development that benefit from more modern footprints or construction types. As one of the nation’s fastest growing regions, the Eastern Panhandle provides growth opportunities across all sectors—with special emphasis on medical, government, administrative, information technology, and light manufacturing industries.

Consider making your next move in Martinsburg, where you can take advantage of several incentives to make investment affordable, while gaining the benefits of our wonderful community, architecture, growth prospects, affordability, and proximity to major East Coast markets and opportunities.
